Every one of these started as a question an agent here got asked so often that working it out by hand stopped making sense. They are not lead magnets with a calculator attached — they are the actual answer, given away.
Nothing you type is sent to us
Every calculator on this site runs entirely in your browser. There is no request carrying your price, your payoff or your income back to our servers, because there is no request at all. You can check that yourself in your browser’s network tab, and we would rather you did.
No email gate on the answer
You get the result without giving us anything. There is usually a form somewhere below it if you want a person involved, and it never carries a single figure from the calculator above it. Withholding an answer you have already computed to harvest an address is a dark pattern, and we are not doing it.
Minnesota-specific, because the details differ
National calculators get this state wrong in predictable ways — deed tax at 0.33% but 0.34% in Hennepin and Ramsey, property taxes payable in the current year rather than in arrears, the seller customarily buying the owner’s title policy. Those are the details that move the number.
Estimates, and labelled as such
These produce estimates, not quotes and not closing statements. Where a figure is an assumption rather than a rate set by law, the tool says so and lets you overwrite it with a real number from your lender or title company.

Are these really free? What is the catch?
They are free and there is no catch beyond the obvious one: we build them hoping that when you do need an agent, you remember who gave you a straight answer for nothing. You are under no obligation, and the tools do not stop working if you never call us.
Do you store what I enter?
No. The calculators run in your browser and nothing you type is transmitted, stored or attached to any form. Like the rest of kwclassic.com the pages count anonymous visits, but a visit count records that someone opened the page, not what they typed into it.
How accurate are the numbers?
The rates set by statute — deed tax, county fees — are exact. The costs that vary by provider, like title premiums and closing fees, are reasonable estimates you can overwrite with a real quote. The output is an estimate to plan against, not a figure to sign anything on.
Can I use these if I am not working with you?
Yes. Use them if you are working with another brokerage, selling on your own, or just curious. We would rather more people in the north metro understood what a closing actually costs.

Please do — use the contact form and say which tool and which number. Rate constants are kept in one place with a review date attached specifically so they can be corrected quickly when the law changes.
