What actually moves the number

Why two similar houses price differently here.

Square footage and bedroom count get you a rough bracket. In the north metro, most of the gap between two houses that look alike on paper comes down to things a public-records estimate cannot see.

Which school district you are actually in

District boundaries in the north metro do not follow city lines. Two houses on the same street can sit in different districts, and buyers with school-age children price that difference in whether or not the listing mentions it.

When the house was built

Housing stock across the north metro spans several decades, and each era carries its own expectations — ceiling heights, layouts, window and mechanical ages. A well-kept house of one vintage and a tired house of another can share a square footage and not share a price.

The basement

In Minnesota a finished, permitted lower level with proper egress is close to living space in a buyer’s mind. Unfinished, or finished without permits, is a very different conversation — and it is one of the most common places an automated estimate is wrong in either direction.

Garage stalls

Three stalls versus two moves the number here in a way it does not in warmer states. So does whether the garage is insulated and how the driveway sits.

The lot and what backs onto it

Backing onto a pond, a park or a wooded lot is worth something. Backing onto a highway, a commercial lot or a busy county road is worth something too, in the other direction. Neither shows up in a records-based estimate.

Commute access

Proximity to Highway 10, 610, 47, 65 and 35W shapes demand street by street. Two miles can change the buyer pool for a house without changing anything about the house.

    Usually about condition, what you have updated and when, and anything about the property a record would not show. This is a short conversation, not an inspection.

    A range rather than a single figure, with the comparables we used and why we adjusted them. If the honest answer is that this is not a good moment to sell, we will say that.

    Then nothing, unless you want something

    No listing agreement, no follow-up sequence you have to unsubscribe from. Plenty of people ask because they are refinancing, settling an estate, or just curious.

Common questions

Before you send it.

Is a home valuation really free?

Yes, and there is no obligation to list with us or with anyone. We do them because some of the people we help this year will sell in two or three years, and some will tell a neighbour. That is the whole business model.

How accurate is it compared to Zillow or Redfin?

A valuation from an agent who works your area will normally be closer than an automated estimate, because it accounts for condition, upgrades and layout that public records do not carry. But no valuation is a guarantee. The market sets the price; a good valuation tells you what the evidence supports and how confident you should be in it.

Do you need to come inside my house?

Not necessarily. We can give you a useful range from the details you send plus recent comparable sales. Seeing the home makes the number tighter, particularly if you have renovated, so we will usually offer — but it is your call and it is not a condition of getting an answer.

What if I am not planning to sell for a year or two?

That is fine, and it is a good time to ask. Knowing where you stand early is what lets you decide which improvements are worth doing before you list and which are money you will not get back.

What information do you need from me?

The address, the basics — type, bedrooms, bathrooms, approximate square footage — a rough sense of condition, and how to reach you. Anything else we can look up or ask about.

Will I be added to a mailing list?

Only if you ask to be. The form sends your request to our office so an agent can respond to it. Consent to be called or texted is a separate checkbox and it is not required.
