How to Become a Real Estate Agent in Minnesota
A real estate career in Minnesota starts with a license. Here’s exactly what that takes, and how to start strong once you have one.
The short answer
To become a real estate agent in Minnesota you need to complete 90 hours of pre-license education, pass the state and national licensing exams, and affiliate with a licensed brokerage. From start to license, the process typically takes 2–4 months.
Step 1: Complete 90 hours of education
Minnesota requires three 30-hour courses (Course I, II, and III) from an approved provider. You can take them online or in a classroom. Course I must be completed before you sit for the exam.
Step 2: Pass the licensing exams
You’ll take a state and national exam covering real estate principles, practices, and Minnesota law. How hard you work the coursework is the best predictor of passing on the first try.
Step 3: Affiliate with a brokerage
As a new agent you can’t practice on your own. Your license has to be held by a licensed broker. This is the most important decision you’ll make, because the brokerage you choose determines your training, tools, support, and how much you earn.
What to look for in a brokerage
- Training that actually produces results. A login and a “good luck” aren’t training. Look for structured new-agent programs, hands-on coaching, and leadership that’s available.
- Technology included. A CRM, marketing tools, and a website you don’t have to piece together yourself.
- A commission model that rewards production. Ideally a cap, so once you hit it you keep 100%.
- Culture and mentorship. People who want to help you grow, not fill a desk.
