The short answer
Most sellers should plan for total selling costs in the range of 7–9% of the sale price. That covers agent commissions, closing costs, and any pre-sale prep. Where you land depends on your home, your price point, and the market.
What goes into the cost
- Your listing brokerage fee is usually the largest line item. It pays for pricing strategy, professional marketing, negotiation, and managing the transaction. Broker fees and commissions are not set by law and are fully negotiable.
- Compensation to a buyer’s broker is separate, and offering it is optional — you are not required to. Many sellers still choose to, because it can widen the pool of buyers who can afford to transact.
- Closing costs cover title work, state deed tax, and settlement fees. Minnesota has some specifics national calculators get wrong: deed tax is 0.33% of the sale price statewide, but 0.34% in Hennepin and Ramsey counties, and in Minnesota the seller customarily buys the owner’s title policy for the buyer — the opposite of many states.
- Pre-sale prep is optional, but it usually pays off: cleaning, minor repairs, and staging that helps your home show its best.
How to net more, not less
Paying the least isn’t the goal. Walking away with the highest net proceeds is. A well-priced, well-marketed home in good condition sells faster and for more, which more than pays for professional representation. In the north metro, those homes are typically selling in 15–30 days.
