East Bethel covers about 48 square miles and holds roughly 12,000 people, and that ratio is the whole story. Lot lines are measured in acres, driveways are long, and pole barns are common. Highway 65 runs the full length of the city and carries nearly all the commercial development. A mile off it in either direction, you are into woods, wetland, and hobby farms.
Buyers here are trading municipal infrastructure for space. Most properties draw from a private well and run to a septic system; city water and sewer reach only the southern portion of the city and the Whispering Aspen development, and the city tells people to call Utility Billing to confirm what a specific parcel has. Budget for well and septic inspections on any East Bethel purchase.
Two details catch people out. School district lines split the city, so two addresses a mile apart can feed different high schools. And no ZIP code here is named East Bethel: addresses fall under 55011 (postal city Cedar), 55005 (Bethel), or 55092 (Wyoming). All three list East Bethel as an accepted alias, and each is shared with another community, which is why listings, tax records, and GPS results disagree.
The housing
Single-family homes on acreage dominate. Of 4,468 occupied units in the 2020-2024 ACS, 4,123 were owner-occupied — about 92 percent. Median build year is 1983, so 1970s and 1980s ramblers and splits make up much of the stock, with newer builds on wooded lots filling in since. Median owner-estimated value over the same period was $363,900.
Schools
Two districts split the city. St. Francis Area Schools (ISD 15) covers most of it and runs two K-5 schools inside the city limits: East Bethel Elementary School at 21210 Polk Street NE and Cedar Creek Elementary School at 21108 Polk Street NE. Those students continue to St. Francis Middle School and St. Francis High School, both outside East Bethel. The eastern edge is Forest Lake Area Schools (ISD 831).
Getting around
Highway 65 is the spine, running north-south the length of the city; County Road 22 (Viking Boulevard) crosses east-west. Plan on driving. Metro Transit discontinued Route 865 on August 19, 2017, and those trips now end at Paul Parkway Park & Ride in Blaine; East Bethel's two park-and-ride lots are carpool lots with no bus service. Transit Link dial-a-ride covers the city. Downtown Minneapolis is roughly 30 miles.
Parks & things to do
No traditional downtown; retail strings along Highway 65. Booster East and Booster West face each other on Palisade Street NE — Booster West has four irrigated ball fields, a concession stand and a skate park; Booster East has four non-irrigated ball fields, tennis courts and a warming house. Bonde Park on Jackson Street NE has four soccer fields. Coon Lake sits on the southeastern edge. Booster Days is the city festival.

Does East Bethel have city water and sewer?
Mostly no. The city operates municipal water and sewer in the southern portion of the city, served by Wells #3 and #4 with a water treatment facility and water tower, plus the Whispering Aspen development on Wells #1 and #2 with two pressure tanks. Everything else runs on a private well and septic system. East Bethel tells buyers to contact Utility Billing to confirm what a specific address has.
Which school district will my East Bethel address be in?
Most of East Bethel is in St. Francis Area Schools (ISD 15), which runs East Bethel Elementary School and Cedar Creek Elementary School — both K-5, both on Polk Street NE — and sends older students to St. Francis Middle School and St. Francis High School. The city's eastern edge is in Forest Lake Area Schools (ISD 831). The city's own schools page still lists both elementaries under former 'Community School' names. Check the parcel, not the neighborhood.
Can I commute to Minneapolis without a car?
Not practically. Metro Transit discontinued Route 865, its regular-route service to East Bethel and Ham Lake, on August 19, 2017; those trips now end at Paul Parkway Park & Ride in Blaine. Transit Link dial-a-ride covers the city. Northstar commuter rail ran its last trains January 4, 2026, and buses replaced it the next day: Route 888 to Ramsey, Anoka and Coon Rapids, Route 827 to Fridley, and Route 882 to Big Lake and Elk River.
